Things To Consider When Buying a "Fixer"
With the changes in the market we have seen a major increase in first time investor activity. Before you jump into buying a fixer there are several questions you need to ask yourself....
1. Who is going to do the work? Early on it must be determined how the work will be completed and by whom. Have a list of several reputable local contractors on hand. Interview them BEFORE you start looking for a property. Ask for references and make phone calls! Doing the work yourself? Make sure you pull the correct permits and are familliar with the local codes. You don't want to be on the bad side of your county inspector!
2. Do you have the money to complete the job? Set a budget and stick to it! Keep in mind there are always unforeseen problems that arise and your budget needs to account for that. Most rehabbers typically add a 15% cushion to their estimated expenses to cover these costs.
3. What is your timeline? For most rehabs time equals money. If this is the case for your situation, you may want to consider bringing in professionals to complete the job. Weigh the cost between paying to get the work completed vs. the carrying expenses you may incur if the project drags out.
